Add Commercial Roofing Estimating Capacity Without Hiring Another Full-Time Estimator
Veristra prepares detailed roofing takeoffs, material lists, complete estimates, tapered-insulation layouts, bid clarifications, and contractor-ready proposals for commercial roofing companies.
Use our team project by project or add recurring estimating capacity built around your pricing, labor rates, bid calendar, and workflow.
An Estimating Department That Scales With Your Bid Calendar
Commercial roofing opportunities do not always arrive according to your internal team’s available capacity.
Plans, specifications, addenda, supplier quotes, bid forms, alternates, and deadlines can quickly overwhelm an owner, salesperson, or estimator who is already managing active projects.
Veristra gives roofing contractors access to an experienced estimating team without immediately adding another full-time internal position.
Our team can help you:
-
Review complete bid-document packages
-
Identify roofing scope requirements and potential gaps
-
Develop detailed roof quantities
-
Prepare material lists
-
Build complete labor, material, equipment, and indirect-cost estimates
-
Develop tapered-insulation layouts
-
Draft RFIs
-
Prepare clarifications, exclusions, and assumptions
-
Build VE and deduct options
-
Complete customer-ready proposals and bid forms
-
Support multiple active bids simultaneously
-
Maintain customer-specific estimating standards and pricing

Choose the Deliverable That Matches Your Estimating Process
Final project acceptance and pricing are confirmed after a preliminary review of the available documents, requested deliverables, project complexity, roof systems, number of buildings, alternates, and bid requirements.
Multifamily pricing includes up to seven building types. Projects containing more than seven building types may receive a complexity charge of up to $70.
Expanded or unusually complex scopes are quoted before the project is assigned.

Tapered Layouts Without Waiting on Supplier Backlogs
Veristra maintains an in-house tapered-insulation department so contractors do not have to depend entirely on supplier turnaround during the bidding and material-planning process.
When required, tapered-insulation layout preparation is included within the project price.
Our tapered-insulation service may include:
-
Slope and drainage review
-
Identification of high and low points
-
Cricket and saddle layouts
-
Drain and scupper coordination
-
Insulation thickness calculations

Tapered-panel quantities
-
Fill and flat-stock quantities

Material-order layout
-
Final tapered material list
Tapered-insulation layouts are prepared for estimating and final material-order planning.
The contractor must compare the layout against actual field conditions, approved roofing assemblies, final product selections, manufacturer requirements, and any design revisions before purchasing or installing materials.
Veristra’s tapered layouts are not stamped engineering documents.

Additional charges may apply when changes involve:
-
A new building
-
A new project section
-
A different roofing system
-
Substantially revised drawings
-
Major product changes
-
Expanded deliverables
-
Significant post-estimate scope changes
Plan Ahead When Possible—Talk With Us When You Cannot
For the best scheduling and coordination, submit projects at least two weeks before the bid deadline whenever possible.
Tight-deadline projects are evaluated case by case.
When capacity permits, Veristra may:
-
Accept the project with a rush charge
-
Assign overtime resources
-
Provide the earliest realistic delivery date
-
Help the contractor identify whether a bid extension should be requested
Rush service is not guaranteed and is subject to project complexity and available team capacity.
The turnaround period begins after the required documents are received and the scope is confirmed.
Payment Terms
New customers generally pay before estimating begins.
Approved account customers may receive monthly billing for projects delivered during the previous month.
Alternative payment terms must be approved in writing.
If a project is canceled after work has started, Veristra will review the stage of completion and bill for the work performed.

Commercial Roofing Experience Without Full-Time U.S. Estimator Overhead
Commercial Roofing Knowledge
Our team understands low-slope, steep-slope, metal, coating, tapered, reroof, and new-construction roofing systems.
Customer-Specific Workflows
We encourage contractors to provide their labor rates, pricing, waste factors, production assumptions, markups, and proposal standards.
Confidentiality and Restricted Access
Veristra personnel sign confidentiality agreements. Customer NDAs are incorporated into our service agreements.
Plans, pricing, estimates, and customer files are maintained through Microsoft SharePoint with access restricted according to employee responsibilities.
Bid-Document Review
We review plans, specifications, details, addenda, bid requirements, warranty requirements, and other documents that affect the roofing scope.
Nearshore Cost Advantage
Veristra is a Texas-based company supported by an experienced bilingual nearshore team in Honduras.
This structure provides trained estimating capacity at a lower overhead than building the same department entirely with U.S.-based personnel.
Experience Behind the Service
Fernando has worked in the U.S. roofing industry since 2019, and the combined team brings more than 30 years of relevant experience.
Before founding Veristra, Fernando helped develop estimating systems, training, and commercial back-office processes for a roofing company that grew from approximately $2.5 million in annual residential sales to approximately $25 million, with commercial roofing representing most of its business.

Frequently Asked Questions
1. What is the difference between a Takeoff Report & Material List and a Complete Estimate?
The Takeoff Report & Material List provides measured quantities, marked-up plans, assembly quantities, waste calculations, tapered-layout information, and material quantities. The Complete Estimate includes those deliverables plus labor, material pricing, equipment, indirect costs, taxes, overhead and profit, alternates, clarifications, exclusions, bid forms, and a customer-ready proposal.
2. How much does the service cost?
A standard Takeoff Report & Material List is $256. A standard Complete Estimate is $320. Final project acceptance and pricing are confirmed after the preliminary document review. Multifamily projects include up to seven building types. Additional building types may result in a complexity charge of up to $70.
3. What roofing systems do you estimate?
We estimate TPO, PVC, EPDM, modified bitumen, built-up roofing, coatings, spray foam, standing-seam metal, exposed-fastener metal, metal wall panels, shingles, tile, slate, and related roofing assemblies.
4. Do you prepare tapered-insulation layouts?
Yes. Veristra maintains an in-house tapered-insulation department. Layouts are prepared for estimating and final material-order planning and must be reviewed against field conditions, approved assemblies, manufacturer requirements, and design revisions before ordering or installation.
5. How much lead time do you need?
We recommend submitting projects at least two weeks before the bid deadline whenever possible. Tight-deadline work is reviewed case by case and may require a rush charge when additional capacity or overtime is needed.
6. Are revisions included?
Reasonable revisions are included when they do not materially change the original scope. Additional pricing may apply for new buildings, major plan revisions, different roofing systems, product changes, or substantially expanded deliverables.
7. Do you request supplier or manufacturer quotes?
We can request and follow up on supplier or manufacturer pricing after receiving written or email authorization from the contractor.
8. Do you submit the bid for us?
Final bid submission remains the contractor’s responsibility unless separate Commercial Estimating or Production Virtual Assistant support has been arranged.
9. Do you perform site visits?
Veristra does not routinely perform site visits. For reroof projects, the contractor should provide an inspection checklist, photographs, core cuts, moisture information, and other existing-condition documentation. A blank inspection checklist is available at no charge.
10. Can you work inside our estimating software or workflow?
Yes, through a customized dedicated estimating or virtual-assistant arrangement. The contractor may need to train Veristra on systems the team does not currently use.
11. When will you respond after I submit a project?
Submissions received before 2:00 p.m. Central Time are typically reviewed the same business day, subject to document availability and current estimating capacity. Submissions received after 2:00 p.m. are normally reviewed the following business morning.
12. Do you guarantee the bid will be awarded or profitable?
No. Veristra prepares estimating documents based on the information available at the time of the service. The contractor remains responsible for final review, field verification, supplier pricing, labor assumptions, proposal approval, bid submission, project execution, and profitability.
